The decision to replace a roof entirely is made based on a handful of factors, like roof material, age of roof, amount of damage from trees, wind or hail and additional repairs.
Metal roofs and flat roofs need to be replaced when they have reached or are nearing the end of their 50-70 year lifespan, whereas wooden and asphalt roofs will need to be replaced every 20-30 years if not damaged by wind, hail or trees prior to reaching their full life span.
